VACATION OWNERSHIP SERVICE DIVISION

Ticor Title Insurance Company fka American Pioneer is dedicated to providing better service to the Interval Ownership industry. Our Vacation Ownership Division has been operational since 1995 and currently processes over 6,000 conveyances per month for our Developers or Agents.

Back in 1995, we took a long, hard look at how Interval Ownership conveyances were being treated in the marketplace and what we discovered is no one took that market seriously. We developed a unique perspective with regard to the processing of interval ownership properties. We believe that each and every development is important and deserves the highest quality of service available and should not be treated as throw away business. Each resort is unique and as such may require a unique set of services, that’s why we offer a menu of services to the Developer or Agent and price those services accordingly.

Some of those services include:

• Audit recording documents for accuracy and proper execution
• Calculate Recording Fees
• Calculate Title Premium
• Tracking of sold conveyances (unit/weeks, points, etc.) to avoid duplicate sales
• Type final policy and maintain agency inventory
• Title updates, name searches, unit searches, upgrade and foreclosure searches
• Escrow services for funds and/or documents

We also offer an owner services product for those owners that want to add someone to title or remove someone from title due to marriage, death, divorce, or establishment of a trust. Many times the Developer is not equipped to handle these transactions or chooses not to, so we developed within the Vacation Ownership Division a separate department that processes these requests.

Our customer base is varied, servicing large Developers such as Hilton, Hyatt, Starwood and Tempus Resorts, but also smaller resorts such as Amber Group. We provide service to Developers all over the United States, Caribbean and Mexico.

Our in-house tracking system allows us to literally build an Interval Ownership title plant through use of a tracking system that actually tracks any and all documents related to that particular unit of time. We have the ability to track not only unit/weeks, but also points and undivided interests as well as non-deeded properties.

Our staff is experienced and very well trained to service the industry and more important, that is all they do. Interval Ownership processors only work on resort projects, which means we can focus on the Interval Ownership needs more efficiently, without the distraction of the “residential” world.

We have searched and issued insurance for large collateral loans, as well as transfer of ownership for an entire resort. Some of our lender customers are Finova, Textron, Greenwich and GMAC.
